The type of leak found in a Thornhill home depends almost entirely on when it was built. Each era has different pipe materials — and different failure patterns.
Homes in the Yonge/Clark area built with galvanized steel supply — now 55+ years old. Rust scaling gradually closes off the bore, causing discoloured water, falling pressure, and eventual joint failure. A professional supply line assessment is the first step before any visible failure occurs. Leak detection confirms pipe condition before any section is opened.
Copper supply lines installed through the 1980s are now 35–40 years old. York Region's moderately hard water causes pitting corrosion that creates pinhole leaks inside walls. The first sign is usually a rising water bill — not a visible wet spot.
PEX supply lines in homes built after 2000 resist corrosion well. Leaks in these homes occur at fittings, shutoff valves, and transition points between PEX and copper at manifolds rather than mid-pipe. These connection-point leaks still need professional diagnosis to confirm the exact source before any repair is made.
From a pinhole leak in a copper wall line to a burst supply fitting — same-day leak detection, transparent pricing, no hidden fees.
Pinhole leaks in copper supply lines, slab leaks, and wall leaks — found without unnecessary demolition. Midtown Plumbing uses pressure testing and thermal scanning to locate the source before any wall is opened.
Leak detectionOnce a leak is found, the damaged section is repaired or replaced using code-compliant copper, PEX, or push-fit fittings. Most Thornhill repairs are completed in one visit — parts are carried on the truck.
Pipe repairA burst supply line or sudden flood needs an immediate response. Midtown Plumbing is based in Vaughan — 15–20 minutes from Thornhill — faster response than companies driving in from farther away. Call 647-778-9411 now.
Emergency plumberA homeowner near Royal Orchard Boulevard noticed the monthly water bill climbing for four months without any visible wet areas. Pressure isolation testing located a pinhole leak in the ¾″ copper supply line inside a finished wall — the home was built in 1987. The section was repaired in one visit with no wall demolition.
This is one of the most common leak patterns in Thornhill homes built in the mid-to-late 1980s. A water bill that climbs month after month — with no visible cause — is often a pinhole leak hiding behind drywall. The longer it goes undetected, the more damage accumulates. Early diagnosis keeps the repair scope small. For a full overview of leak detection methods, visit the leak detection service page.
I was referred to Andrew by my sister years ago and continue to call him for all of our plumbing needs. He's knowledgeable, experienced and most importantly trustworthy. I once called him for a leak issue - bubbling in a wall - and he determined that the leak emenated from the roof and wasn't a plumbing issue requiring his expertise. He refused payment even though he came to our home. I called him yesterday to assist with a broken kitchen faucet and he was able to come to our home within the day and replace the faucet efficiently. He's also a genuinely nice person. I highly recommend Midtown Plumbing and Andrew.
Andrew of Midtown Plumbing was great to work with. He was friendly, knowledgeable & professional. I sent him photographs of the kitchen sink and he assessed the damage and accommodated me by meeting me after work & attending that evening to do the repairs. He explained the repairs in detail along the way which assured me. The work was completed quickly with the whole sink assembly being rebuilt and he added 2 separate access points for future cleaning and or snaking to be done. I would not hesitate to have him do any future work for me and I will definitely be recommending him to family & friends. If there were move than 5 stars available, I would have gladly given them to him.
I had a fantastic experience with plumber Andrew! He arrived on time (!!!), was professional and courteous, and most importantly—he quickly found the root of the problem without needing to open up the wall or make a big mess. His approach saved me both time and money, and I really appreciated how efficiently he worked. It's not easy to find someone who's both skilled and respectful of your home. Highly recommended!
